Gaylord Pacific Resort Hotel and Convention Center

Constructed at a cost of $1.3 billion, this 1,600 room resort hotel will be the premiere destination for meetings and families in Southern California and the Western United States. The addition of a waterpark, retail village, public amenities, and a future enhanced beach will ensure this project remains competitive for decades.


Under construction. Opening in May 2025.

Topgolf San Diego Bay and East Harbor Island Destination District

Topgolf will build a $60 million, 102 hitting bay facility which will be their west coast flagship location just south of their headquarters in Carlsbad. By signing Topgolf as a prospective tenant, the East Harbor Island redevelopment area went from afterthought to highly sought after and is slated to become a destination district with other eatertainment concepts.

The Rady Shell at Jacobs Park

According to Forbes.com, the $90 million, 10,000 seat venue is one of the premiere outdoor venues in the entire nation and has become San Diego’s answer to the Hollywood Bowl.


Opened in the Summer of 2021.

The InterContinental San Diego Bay

This project brought the return of the InterContinental luxury brand to San Diego as a 400-room hotel. Constructed at a cost of $200 million, this hotel includes below grade parking and exceptional dining at ground level and rooftop.

Opened in the Fall of 2018.

Dual Branded Springhill Suites & Residence Inn

The first dual-branded hotel developed on the San Diego Bay waterfront, this 400-room project brought much-needed diversity to the stock of hotel rooms serving the areas around the Convention Center. At a cost of $130 million, the project included a park dedicated to the site’s history as the former Lane Field, home of the Pacific League Padres.

Seaport San Diego Redevelopment by 1HWY1

The redevelopment of Seaport Village into an iconic destination with stronger visual and physical connections to downtown San Diego had been a long-term planning goals of the Port. The project was selected after a nationwide, competitive RFP and resulted in a multi-year outreach and entitlement effort toward a nearly $3 billion project.


Awarded in 2016. In entitlements.

Portside Pier (Brigantine, Miguel’s, Ketch, Top Sail)

The $25 million redevelopment of one of the most iconic locations on San Diego Bay resulted in a 1,000 seat restaurant complex home to some of the best food and views in all of San Diego County. The project includes unique waterfront access along the perimeter as well as via boat.


Opened in Summer 2020.

The Repositioning of Seaport Village

When the Port took over ownership of Seaport Village, sales were stagnant and the site was at a crossroads. After a unique strategy which include targeted investments in physical improvements, maintenance, enhancements, activations, and key leases, Seaport Village was successfully repositioned from a dying center to a vibrant hub of activity as it begins its next transition toward the Seaport San Diego project.


Repositioned by 2023 in less than five years of ownership.

The Headquarters at Seaport District

This project was challenged for several years as it had been designated historic. At a cost of $40 million, this 90,000 sf site was transformed from a dilapidated and boarded up building. It was restored to its former prominence as a Public Works Administration project and enjoys a second life as an unanchored specialty retail complex adjacent the vibrant Seaport Village.


Opened Fall 2013.
